1What are the different phases of construction?
Typical phases include planning, budget development and construction. As part of our services during the planning phase we’ll work with clients, architects and engineers value plan the design, during the budget phase we’ll review the budget to evaluate options and during the construction phase we follow a strict parameters to finish on time and within budget
2How is a project estimated?
Cost estimation is based on plans after the design has been finalized. Factors like labor, materials, municipality fees, special inspection costs and contingencies are taken into account
3How long will my project take?
All projects are unique in size and complexity but all follow the same rough number of steps. We evaluate each step to form a project timeline offering a high degree of precision.
4Who are the key players?
The owner needs a good team to successfully complete a project. The key players include architect, engineer, general contractor and in most cases a financial specialist.
5 What is the permitting process and how long does it take?
Obtaining the necessary permits from local authorities is necessary before starting any work. Plan review can take as little as three months but it depends on the complexity of the project and the unique site conditions.
6What are the potential risks of a construction project?
Risks include material shortages, weather delays, cost overruns, theft or vandalism and labor issues. We help our clients to plan with risk mitigation strategies like contingency planning, insurance coverage and risk assessments.
7 How do you handle changes once construction has started?
Changes are usually requested by the owner. We evaluate any requested change individually. If it’s feasible we generate a formal change order request precisely describing the change. Changes are evaluated for labor and materials costs and time impacts and precisely entered into the change order for the owner’s review. Only after it has been approved by the owner, work is commenced.
